If you are interested in buying a home, I have fantastic news! Commission is traditionally paid by the sellers to the agent(s) involved in procuring a buyer who is ready, willing, and able to complete the purchase.

FOR SELLERS
Some sellers will start with the FSBO (for sale by owner) approach and achieve their desired outcome. The majority of FSBO listings are eventually listed with a professional full-time agent. Regardless of the method you choose, it is important for sellers to consider commission.

Commission, if applicable, is traditionally paid by the sellers to the agent(s) who helped procure the sale of their property. If you sell your property as a FSBO to an individual without a buyers agent, commission is a non-issue.

The majority of buyers will use the services of a real estate agent to assist them in their home search. Potential buyers will be working with an agent before they even know your property is available. Buyers understand that agents are traditionally paid a commission by the sellers, based on the final agreed upon gross sale price. Sellers should consider using every means available to sell their property. This includes professional agents, representing buyers, who will promote and possibly sell their property.

WHAT IS THE COMMISSION PERCENTAGE RATE?
In North Carolina there is NO "set percentage rate" for commission. Commission percentages are not included in property advertisements and are not made available to buyers and/or members of the general public. Commission percentages are negotiated according to the type of property being sold and the level of services being provided by the listing agent. Sellers negotiate the amount of commission to be paid with their listing agent. Sellers of FSBO properties who decide to offer commission to buyers' agents may either negotiate or set the percentage of commission. It is dark by the time Marston and I start placing the directional signs advertising the Open House. We get home and I still needed supplies, so I drop Marston back at the house. I am pulling into Walmart when my phone rings. It is Marston.

He asks, "What are you thinking about for dinner?"

Honestly I had forgotten all about dinner. "I don't know?"

"Pickup a rotisserie chicken when you are at Walmart."

"Okay!"

I get to Walmart and rush around getting what I needed. Unfortunately they don't have everything which means my next stop is Staples. It is already after eight o'clock - can I make it in time? I rush to the checkout. Luck is on my side there are still some chickens left. I grab the chicken and get in line. I am going to make it to Staples before they close.

So there I am standing in line with my office supplies and chicken when the guy in front of me turns around and starts sizing up the items in my cart. He is still dressed in his work uniform with Johnny on his shirt. Johnny appears to be in his late 50s with a big smile and hair as white as snow.

He offers,"Go ahead of me, I have more than you do."

"Thanks but no, I have to ring my stuff in as two separate orders so it will take longer." I am amazed. All I could think is, what a nice guy. Here I am in a hurry and a real gentleman is trying to help me out.

He insists, "No really, I don't mind. Please go ahead of me."

"Okay, I am not going to say no twice. Thank you that was so nice of you." His smile is ear-to-ear.

I reach down into the cart to get the chicken, when I realize Johnny wants me to jump more than the line.

"Something sure smells good, r-e-a-l good. I wouldn't mind sharing something that smells that good!"

I turn my head to see Johnny is mesmerized by my butt. He has no idea I am watching him, watching me.

"My husband wanted me to pickup a chicken for his supper." Johnny looks up and catches me looking at him. He just shrugs it off and informs me, "Walmart is a great place to pick stuff up." I grinned and tried not to laugh because he was right. I go there to pick stuff up all the time.

In the time it takes me to pay for the chicken Johnny has moved on and convinced another women to go ahead of him. As she pass me the chicken, the cashier informs me that Johnny has been in her line for almost an hour. Pay attention ladies: good looking men who are not interested in bar hounds could be on the prowl in a Walmart near you just waiting for you to jump them in line. Johnny was working the express line (20 items or less), which doesn't seem like an indication for long-term relationship.

Happy Shopping!
Recently I received a response to "Keep it Between the Ditches" that took me by surprise. I was going to ignore it but then I realized it was too good to pass up the opportunity to poke fun at it because that is what I do.

If you haven't read "Keep it Between the Ditches" stop and read it before you read the rest of the story.

In the previous entry I included a caption under a picture of Jimmy's tow truck that reads, "My savior's noble steed." I have received an e-mail informing me that if I am going to be saved I need to recognize Jesus as my personal savior. I am a Christian but I never realized Jesus drives a tow truck. I did a Google search and what do you know it is true - Jesus tows in Washington DC, Miami and Orlando. Who knew? I would like to say I will call on Jesus the next time I need roadside assistance but honestly I think I will wait until I need His assistance for a REAL CRISIS.

Thanks for the tip!

PS - Warning the theme music is not your traditional hymn (the song lyrics are EX-RATED!) Not for the faint of heart.
I was looking for the road I was supposed to turn onto when I realized I was already past it. Okay- find a road to pull into and turn around. No problem!

So I am driving along looking for another road and spotted it just as I was about to pass it. I could have braked but that would have met inviting the guy behind me into my bed. Being that I just had my beloved Dodge painted I decided to pull over and back into the road. It was so dark I couldn't even tell there was a road there but I could see the street sign. Knowing that the road would be two to three feet away from the sign I aimed accordingly. My aim was true and I reached my destination - the ditch. That's right, I backed my truck into the ditch about four feet from the street sign. What I thought was a street was actually an old unused driveway. The actual street was located across the road from the sign. In my defense it was a really deep ditch and I stopped as-soon-as I realized I was backing into a lower spot than I had intended. There I am - the front of the truck on the edge of the pavement and the rear wheels catching nothing but loose grass. Having nothing to put under the wheels for traction and knowing digging holes would get me nowhere fast, I admitted defeat. I hit the four-ways and called for a tow.

Being prepared means having a plan and it is times like this that I love technology. I get out my phone, search my contact list for the number and voila - tow truck is on its way. Okay, it wasn't exactly that easy - it took me a few minutes to explain to Jimmy where I was. Meanwhile a cop and a local "Rescue Rodger" (who just happens to be one of the guys from the nail salon, where I get an occasional pedicure) pull-up. The "Rescue Rodger" gets to the door of the truck first.

"You okay Miss. Lawna?"

I could blame this butchering of my name on the fact that he is Asian but the truth is he speaks perfect English. He is very nice and is trying to assist me so I ignore the mispronunciation.

"I am fine."

"Good! You coming in for a pedicure this week?"

At this point the last thing on my mind is my next pedicure. Part of me wants to laugh but the other part of me realizes that marketing and promoting your business every chance you get is important.

"Probably not this week."

Our foot care conversation is cut short by the cop who is now out of his vehicle and needing attention. He approaches and when I say approaches I mean he has his upper body through the window into the cab of the truck. He gets close enough to make-out and I assume he is checking my breath for alcohol because at this point I was smelling his.

"What happened?"

I dole out the tale and he seems to believe me. He wants to call someone to pull me out and doesn't seem happy when I explain a tow truck is already on its way. He gets impatient waiting for Jimmy and repeatedly offers to call someone else. He claims to know someone who can get here fast. I explained it would be wrong to give the call to someone else after Jimmy was already on his way. I was informed it happens all the time. (Can you say kickback? HELLO!)

Jimmy pulls up. Tows me out. Just like that - 30 seconds and I am rolling. Eat your heart-out NASCAR.

When I ask about paying him he tells me not to worry about it. He is happy to help me out.

That's right - left his house at seven o'clock at night to tow me out of the ditch for nothing but a Thank You.

This past week the Dodge wasn't charging. I took her to Jimmy's for an alternator. (At 12 the old girl is starting to show her age.) Jimmy didn't mention the towing incident. I brought it up and thanked him again for everything he does. He totally down played it an told me I missed the driveway by inches and that anyone else would have thought it was a road next to a street sign. No dumb women driver jokes, just courteous and reassuring comments.

Marston says it gives him peace of mind knowing that Jimmy looks out for me and it means a lot knowing I am safe. Two years ago the Dodge was sick and could go no further. I pushed her out of the road and called Jimmy. He left his family and supper to come to my aid. We took her to his garage for repair. After several days he gave up and referred me to another garage. (He didn't charge me because he was unable to find out what was wrong.) The next garage claimed nothing was wrong with the Dodge and charged me a lot for their diagnosis. A couple of hours later I broke-down again. I called Jimmy and he came and was able to diagnosis what was not wrong while she was still not running. We took her to his garage for a second look. I don't know how long it took him to discover what was wrong but I know his time was worth more than what I paid him.

Somehow there is always an unexpected surprise. I would like to say I love surprises but it would not be a true statement.

Phase One involved painting, and installing the new electrical components and blinds. Electrical components and blinds are done but need a little tweaking. Most of the painting is done except for the doors which are in the process of being redone. Most of the cleanup has already happened and most of the furniture and pictures have been returned to their previous homes.

Overall we are almost done and everything that is done looks great. Many folks have requested photos so here are some before and in-progress pictures.
Phase Two
This will be the process of furnishing the space. A committee was formed to solicit donations that suited the new space. The new rug was ordered today. A new brown leather sofa will be arriving in February. The funding for both items was donated by individual New Bern Shrine Club members.

Big thanks goes out to all of the volunteers who helped with this project and the donors of our new furnishings.
We will be working on the transformation a couple more days. Look for our result photos later in the week. Painting today I realized I do a couple of things different than other do-it-yourselfers. Thought I would pass these ideas on to everyone.

Have you ever bought shed resistant roller covers that shed? I think everyone has. To reduce the amount of shedding use a lint brush roller on the cover before you start painting. The loose fibers will stick to the tape instead of your wall.

Do you have stubborn water stains you need to cover? I use a spray can of Kiltz Original oil base paint to cover all the stains before I prime and paint. It is easy to apply and doesn't destroy a perfectly good paint brush.

Happy Painting!Allana (All-an-a) Rosshttp://www.blogger.com/profile/00249472618329906596noreply@blogger.com0tag:blogger.com,1999:blog-7422018793590167895.post-80115797070917798312012-01-19T23:42:00.000-05:002013-04-24T13:00:30.981-04:00Paint Colours UnveiledLast week we finally started laying the tile. Three of four rooms have been completed with the grout to be finished in the fourth room, tomorrow. The difference is amazing! Looking forward to having the rest of the tile completed in the next couple of months. Checkout how the new tile coordinates with the room colours. I think they look fantastic!

My new kitchen counter-tops and sink were installed today (for the
second time) and I love them. If the kitchen is the heart of the home -
we now have a pulse. There are so many details to complete before the
kitchen is done but looking at it just makes me want to start cooking
something. There are days when the process defeats you and then there are days when you know it will be done. It is starting to finally look like a home.

For the second attempt I hired a company from Greenville, based on a recommended from Ken Fairchild. (A friend of mine who just happens to be a really great builder.) After a walk through to survey the job, Carlos and I agreed to a price. The start date was yet to be determined because we were still completing repairs from Irene's visit.

After all the repairs were made, it was time for Carols and his crew to come in and work some magic. At the end of week one, the house is looking great: real progress has been made. It is Friday and time to give Carlos the first payment installment. He requests that the cheque be made payable to his wife. (Of course I agree and in the memo line I record who the payment is to and what for.) So there I am writing the cheque - Me, Carlos and my carpenter. Everyone is staring at the chequebook, you could hear a pin drop. I felt I needed to make conversation - it was just too quiet.

I ask, "Do you always give you wife all your money?"
Carlos replies, "Yes!"
I am laughing as I ask, "But she gives you some?"
He responds, "Yes, I have two sons and my wife, she is pregnant again."

We were instantly back to the awkward silence. I have worked with my carpenter for over three years and we have never discussed anything this personal. We exchanged a look and then busted out laughing at the situation. Carlos did not seem to find it all that funny. There he was proud of his family accomplishments and we couldn't stop laughing.

I felt obligated to explain that I meant, "Does she give you some of the money?"
To which he replied, "Yes, she gives me some of that also!"

Moral of the Story
Be careful when making inquiries about "some" because sometimes "some" is more than you were asking for.Allana (All-an-a) Rosshttp://www.blogger.com/profile/00249472618329906596noreply@blogger.com0tag:blogger.com,1999:blog-7422018793590167895.post-19596577594581291162012-01-15T18:43:00.000-05:002012-01-15T18:45:44.664-05:00River View - Preserving Our Shoreline & Beach
When we bought the property the bulkhead needed to be replaced. It had collapsed and was beyond repair. Tree removal and bulkhead replacement were our first two priories on our list of hurricane preparations. Within a month of home ownership 22 large trees (pine & sweet gum) had been removed. Next came the bulkhead. Permits from were obtained and by the end of August our shoreline was ready for hurricane season. Thankfully it was not tested that first year. In 2011, Irene visited and her storm serge topped our bulkhead. When the waters receded we had lost some sod but everything, including our shoreline was still intact.
Appropriately named with everything from tractors to bathtubs on the auction block. Everywhere you looked there was a treasure waiting for a new home. It is probably the first auction I have been to that I haven't bought anything. Temptation was everywhere. I was prepared with truck and trailer to haul it home. So why didn't I buy? There comes a time when you decide you only want the treasure you cannot live without (i.e. you have a place to put it). There were things I loved but I settled for a couple of photos of the best finds (the ones that got away).
It feels like spring has arrived in January. I know that winter will return tomorrow but I am daydreaming about this years garden.

Marston and I enjoy gardening together. We both have lots of ideas for location, types of beds, soil preparation, varieties to plant, etc. Learning from our past mistakes and wanting to improve on our successes has been the focus of our plans. We want the new garden to be efficient, productive and fun.

In the past we have used tomato cages, stakes and string to train/provide support for the plants. We will continue to do use them but I want to spice it up some. Last year Marston wanted to replace the rusty tomato cages with new ones. I decided to give them new life with some leftover spray paint. This sounds tedious but it was easy. The result was a stack of red and a stack of yellow cages. They looked brand new and added colour interest among the green plants. This idea is definitely a keeper with plans to take it one step further. Add additional colours and use the colours to identify the type of plant. For example, we grow a lot of peppers and keeping track of what their ripe colour should be has not happened. As a result peppers often get picked when they are green instead of waiting for them to turn yellow and red. The new plan to colour coordinate the plants with cages should solve this.

The search for additional items of interest to be re-purposed for the garden has yielded a headboard and footboard of a metal bed (FREE) , and two large sections of unique hand railing ($20). The beans and cucumbers will undoubtedly love climbing their new trellises as much as I will enjoy looking at them.

Perhaps it is the consumers fault because we accept it. Maybe it is the cost to consumers for lower prices. Sometimes it is like a hostage situation where we are forced to buy from the only store locally that sells a desired item. The reasons for this acceptance will vary but one thing is certain, we all have experienced poor customer service. Day five of the flu and my spirits are running a bit low. I woke-up this morning and realized I needed to perk-up. I decided I needed to get my day started so I called Gary over at East Carolina Paint Centre and asked him if he would mind mixing some paint for me to pick-up? Of course he was happy too. Okay, so far, so good - I decided to get ready for my daily adventure. Before I left the house I checked my blog, e-mail, Facebook, etc. Lots of positive messages about the blog and "feel better wishes". (Big thanks to everyone who sent them.) Finally I was ready to go out and greet the world.

First stop on today's mission was the paint store. Customer service at its very best. Gary was coming out to the car with the paint before I even had a chance to kill the engine. He was worried I was too sick to come-in for it. I could have hugged him. Ironically my way of thanks would have brought him in closer contact to my germs (not a great way to repay someone for their kindness.)

Next stop the river house. Checked on today's plans and discussed closet ideas with the guys. Everything looks great and progress is apparent. The journey continuous with a visit to John Micheal's Jewellery on Trent Road. There I am greeted by name. I bought my husband a new-to-him ring for Christmas from an auction and needed to have it inspected for loose and/or damaged stones. For $10 I bought the piece of mind that the ring is fine, along with two watch batteries (happily installed). Another great experience on the journey to a great day.

Hubby's New Bling

Then I got a phone call. It was my husband calling to check on me and asking me out to lunch. I knew instantly I wanted to go over to Thai Thai on Neuse Boulevard. They have the best lunch buffet ever. I arrived before Marston and was greet with, "Nice to see you is your husband also coming?" I replied and was immediately led to a table where I was asked, "Would this table be alright?" Of course it was. Next question, "Did you want your usual drinks?" We go there a couple of times a month for lunch and the guy remembers what we like to drink. Needless to say everything about this experience was fantastic.

The moral of the story. Poor customer service experiences can often be eliminated by supporting the local businesses who have a vested interest in providing the very best service possible. Sadly, there are a few owner/operators who haven't realized this vital business secrete. Shop local: get to know your local business owners and support the local economy. I think you will be pleasantly be surprised by the people you'll meet. Those who say a small town has nothing to offer them - need to take a second look.

It is day four of the flu and honestly I am ready to move past it. The final touches on the kitchen island started this afternoon and will be finished tomorrow in preparation for the counter tops being re-installed on Thursday. They had to removed and placed in storage so we could fix hurricane damage. I eagerly wait our reunion.

Closet design progress has been slow. Final plans for the Yellow Bedroom's closet are done. Meanwhile I keep re-drawing and configuring our Master Bedroom closet. The problem is that it is huge closet with hard to use space (it has two large windows in it). Not exactly what I would have planned but I am trying to make the best of it. A couple of possible designs have emerged but nothing that screams - This is it!

The good news is that another closet design has been completed. The bad news is that I created two plans for it and have to choose between the two. This bedroom would be perfect guest room or child's room. At this point some may be questioning: Why go to all this trouble for a room that may never get much use? Which is a great point but the truth is resale. Really great closets and storage spaces (along with great kitchens and bathrooms) helps sell houses. Marston says this is our last house and I hope he is right. But I am leaving all our options for resale open just in case he changes his mind.
Day three of the flu and it is cold and rainy outside. Perfect weather for curling-up with a quilt on the coach. Just me, the laptop and my two assistants (Jack & Oreo - my cats). It was the perfect time to start designing closets (all seven of them). Actually managed to finish one today and quite possibly will finish another tonight. Yeah!

The foyer closet design was created using the IKEA website and thus their products. Other items will be added, like hooks for keys and a pullout rack for scarfs. One of the nice things about moving locally is the ability to relocate "areas" from one house to the other, one at a time. Unpacking into an organized space should make getting used to the new house easier and faster. Visit http://www.ikea.com/us/en/catalog/categories/departments/bedroom/19086/tab/pax_planner/ to plan your own IKEA closet.
Welcome to the New Bern Shrine Club. A popular venue for various community events. Realizing that the first impression is everything, members volunteered their services and improved our curb appeal. Next on the list is the foyer. Currently it is in great shape but dated. The Shrinettes have decided it is time for an update. Very soon the volunteers will gather for a work-fest and a new space will emerge.

Part I
Everything will be painted. New light fixtures will be installed. The existing brass hardware will be replaced with stainless. The planter will be converted into a platform. Perfect for guest books, Christmas trees and other items displayed for different events.

Part II
Furnishing will be replaced with contemporary pieces. A committee has been organized to try to find appropriate donations. If you would like to help please contact me at bonjournee2012@gmail.com
What is next? Retailers want to help us with our New Year Resolutions. The sales flyers are full of fitness and home organization products. I would argue you could do this anytime during the year but traditionally it seems like we all do it after New Years and before Easter. The secret is to get everything organized before your momentum is gone.

My mission this weekend was to put Christmas away in an orderly manner (aka the lights). The biggest deterrent to decorating the outside of our house with lights is the task of testing/repairing the lights before we can put them up. Mission accomplished. All the lights were tested and bulbs replaced as needed before each strand was individually bagged and labeled. The job was made easier with a handy testing device I purchased at Target. This was time consuming but worth it. Next year Marston will be able to select the lights he wants without the hassle of a tangled mess that needs testing. Generally my method of organizing the other Christmas items has worked, except the totes were not labelled. Lack of labeling means all the Christmas totes arrive in the house at the same time (overwhelming). Next year I will be able to select totes as I need them.
Operation organization moved to the garage on Sunday. Every time I walk into the garage I realize how much my husband loves me. HIS garage is full of MY stuff and I have it everywhere. Some of you are probably wondering why I am keeping extra stuff in the garage? How much stuff do I need? The majority of the space is storing furniture I have bought at auctions for the new house. Then there are those totes of collectables that did not fit in our existing home. Plus the Christmas totes. By the end of the day: Marston was able to reclaim his workbench (he is happy); some totes have been sorted and labeled; three boxes of stuff will go to charity; another box of stuff is ready to be given to new owners; and our recycle bins and garbage can are full. Operation organization is not done with the garage but progress was made.Allana (All-an-a) Rosshttp://www.blogger.com/profile/00249472618329906596noreply@blogger.com0tag:blogger.com,1999:blog-7422018793590167895.post-71963933831619827602012-01-06T12:41:00.002-05:002012-01-08T22:26:23.398-05:00Saying Goodbye to ChristmasSome people take their Christmas tree down Christmas Day after the gifts have been opened. I still have my Christmas trees (there are two of them) up, decorated and lit. I love how beautiful they look and the way they make me feel each time I look at them. I decorate other parts of our home and Marston loves to put lights on the outside but nothing is as important as our tree. There is a variety of ornaments but our favorites are gifts from family and friends, souvenirs from the trips we have taken, and ornaments we made. Our tree doesn't have a theme and would not suit some tastes but it is perfect for us.

The very idea of people bringing a large tree inside their home seems irrational but we do it. There is a magic in our home when it is lit that suggests the unlikely and impossible could happen. Last year was supposed to be our last Christmas in our current home but the impossible happened. We were fortunate enough to celebrate one more time in the place we first celebrated together. It was the greatest gift. I am now ready to move forward and share our future celebrations together in our new home. So many of the gifts in my life once seemed impossible. The greatest of these is my husband. I was so excited when he got home last night. I told him, "I love our Christmas tree and never want to take it down!" He just smiled and laughed. Of course, we will be taking it down this weekend but tonight we will share one more night basking in the magic - believing that all things are possible.
Admittedly ours was because of the price. Our water bill is not very expensive but our sewer is billed at three times the actual gallons of water used. This gets expensive. It makes you think twice about watering the lawn and garden. The plan for the new house includes ways to make it more efficient.

The River House has five bathrooms, which doesn't sound efficient for two people. Being someone who likes to reuse things I debated on keeping a couple of the existing toilets but the water consumption for 1960s model is much higher than modern toilets. One toilet was missing from the house prior to purchase so I knew I would have to buy at least one. Then there were the pink and brown toilets that worked but were PINK and BROWN. After having saved all the toilets on our lawn for about six months, a decision was finally made to replace all of them. Two have been purchased. Today I began the search for the remaining three. The most interesting find of the day is a toilet and hand sink all-in-one combination. Trust me this is better than it sounds.

Many people go to their local box discount centre and select something pretty, which is ironic considering what it is used for. Some shoppers are worried about water usage. But the number one thing most people are concerned about seems to be the height of the toilet. If I was a tall person I think I would want a tall toilet. Being 5'2" I personally don't like the ones I have to "climb" to get on. I assumed other under-tall people would feel the same way but this does not appear to be the case.

I recently visited a local bathroom showroom to checkout the toilets. I was immediately greeted by the salesperson (lets call her Sally). Sally asked me how she could help me today. I replied that I was interested in finding toilets for my house. Everything was going great until I said the word toilet. Her smile changed. She looked at me like she was in the process of smelling a dirty toilet. After she recovered from my blasphemy, the smile returned as she informed me, "I would be happy to show you the commodes." I knew I was probably in the wrong store but decided to continue the search. Tensions subsided and Sally seemed to have forgiven my lack of social graces. She showed me all of the floor models and told me their special features. (Yes they have special features but that is another story.) I was invited to sit on some of their most popular (expensive) models. There I am feeling completely ridiculous taking the showroom commode for a test drive (albeit a dry run) when I am asked, "How does it feel?" I really had to pause and take a moment to respond. I know the salesperson was being very nice and trying hard to sell the product but really - how does it feel? My lack of response encouraged additional questions. "How does it fit? Don't you just love the comfort height?" Not knowing have to tactfully answer questions about how a toilet makes me feel or fits me, I went with the height. I looked down at my dangling feet that couldn't touch the floor as I responded that it was too high! I figured she would instantly understand because she was about 5' tall. Sally was not deterred. She was helpful. She explained I was just not used to the comfort height and needed to practice. She assured me that once I got used to the comfort height I would realize how hard the standard height is to sit-on . Try to keep a straight face; take all this seriously; and don't be insulted because she was very nice about the whole thing. I left without buying a toilet. I mean honestly, how could I buy a toilet from a woman who just told me I need to practice using the toilet and then confessed she has trouble sitting on it herself?
1) Meet the Royal Granada 1018 Contemporary Toilet.
This was our first toilet purchase and will be in one of the half-baths. At the time of purchase it was most competitively priced by Overstock.com, who also offers Club O Members free oversize freight shipping and reward dollars toward future purchases. Being that we have not installed this toilet yet, I am unable to tell you how it makes me feel at this time. Please stayed tuned for future updates.
2) Introducing the Porcher 97010-11 Solutions 1.6 to 0.8 Wall Mounted Dual Flush Toilet.
This fine specimen was purchased for the basement half-bath. I made the decision to purchase this model based on the reviews and the instillation video on YouTube. I was impressed. I would tell you how I really feel but I am sure my true feelings will be better expressed after I get to use it. I purchased it online from Build.com who at the time offered the most competitive price and free shipping.
I can hardly wait to buy the next three toilets. Today I identified several possibilities but none of them has made me feel the urge . . . to buy. I still have reviews to read, prices to compare and special features to learn about. In the end the search will have yielded five stylish, low-water usage toilets of various heights (because you never know when a tall person is coming to visit).
The better question is where is all the paint going. In May of 2010 my husband and I bought our first home together. It was marketed as "move-in-ready" but . . . other than us I don't know who would have bought it. Basically we bought the property and they threw in the house for free. I remember the conversation where I stated it would be two years before we would live in the new house. Naysayers thought I was exaggerating. I was almost wrong. Everyone likes to be right but this was a time I wish I was wrong. Fast forward to August 2011. The house is ahead of schedule and if we push hard we might just be in for Christmas. Everything is coming together. Then we had an unfortunate visit from Irene. (Not to discriminate against all those wonderful women named Irene but I may not feel warm and fuzzy if you stop by for a visit.) Some house guests leave you with lasting memories and Irene was no exception. For those not "in the know" Irene was a hurricane. The large tree through my roof was a house warming gift I would gladly have returned. After this happened I realized how Blessed I am. We were not living there yet and were fully insured. We were safe at our current house. We lost no personal belongings. There are people whose homes were destroyed who still have no where to live. It will be years before everyone in this region is fully recovered. The good news is we are recovered from our storm damage and moving forward. We should be able to move in this Spring.

The journey has been amazing. I am sure there are lots of folks who have experienced everything we have experienced. I know our story is not unique. Then there are those who may benefit from our experiences. Finally there is our family and friends who have been waiting forever to see the pictures. I like to think that at the end of our journey Marston will look at me and tell me he would do it all again. At this point I would still answer me too!

Remodeling a house is a full-time job. Maybe it isn't if you hire a general contractor but we didn't do that. This is my second house remodel and by far the more aggressive of the two. Walls will fall. Surprises beyond your wildest dreams wait for you behind the drywall and under the sub-floor. Things a home inspector is never going to find because they cannot see inside walls and just when you think there is nothing left to find - surprise more bad news. In the beginning there should have been a bulldozer party to raise our "Dream Home." The reality is we fixed it.
I was hesitant to use bold colours because they were not popular. I have never been accused (nor will be) of being popular. I don't shop for the latest fashions and I don't by trendy furnishings: I buy what I like. This includes the 50 cent blue jeans (church sale) I am currently wearing. Deciding to rising above the negativity of everything associated with "popular" is freeing. Ironically I didn't even realize I was being influenced. Reflection is such a luxury.
